Many people asked me why I became a real estate attorney. It is not hard for me to give an
answer to this question. I love real estate law and history. If you go down in the history of law,
you can see that the English law and then the American law grew in response to questions and
concerns relating to the ownership and the inheritance of land.
A person’s rights in land gave that person a specific identity and weight in the society. This has
not changed a lot in the modern society. For many people, owning a piece of real estate means
having a better status in the society.
Since I started my practice, I focused on helping clients acquire and protect their real estate
properties. My legal services include reviewing and explaining the purchase contract, preparing
and negotiating modifications in the contract, and explaining closing documentation at the
closing of the purchase.
For me, it is very important to help the clients understand the terms of the purchase contract so
that they can have a clear picture of requirements and challenges of the closing process. Then I
use the attorney approval process to get as much information as possible about the property. I
also make sure that the clients get a proper credit for the real estate taxes. This is not easy due to
tax exemptions and/or reassessments of the property. If the clients take on a mortgage loan to
finance the purchase process, I closely monitor the loan process with the loan officer to make
sure that I know when and how to get an extension of the mortgage contingency if it is needed.
The closing is a very stressful event for the clients because they may not properly understand the
process and the documentation required. I always attend the closings in person and put a lot of
effort into explaining to the clients all the documentation that they need to sign and complete. In
my experience, the clients are getting more calm and content if they have a clear understanding
of the process.
